Shoot duration varies by property. Photograph counts are the delivered, edited images — we shoot considerably more and select the best.
Standalone packages
Complete packages in their own right. Choosing one replaces the full-property package above — you are never charged for both.
Add-ons
Additions to a package above. Drone and twilight need full-property photography; the vertical video works with full property or the walkthrough video.

Real estate photography agreement
1. Services
Boehlke Media will photograph the property at the address given, on the date agreed in writing. The package includes the number of finished interior and exterior photographs shown for your property size, fully edited with HDR imaging, plus any add-ons selected. Shot selection and editing rest with Boehlke Media.
2. Property access
The client is responsible for arranging access at the agreed time — keys, lockbox code, door codes, or someone on site to admit the photographer. If access cannot be obtained within 30 minutes of the agreed start, the shoot is treated as a same-day cancellation and the retainer is forfeited.
The client confirms they have the property owner’s permission for the property to be photographed and for the images to be used in marketing the listing.
3. Property readiness
The property must be photograph-ready on arrival. Boehlke Media does not stage, clean or move furniture. Please have lights working and on, blinds set, bins and vehicles out of shot, personal items and valuables put away, and pets secured.
Minor tidying on the day is at the photographer’s discretion and is not guaranteed. If the property cannot be photographed to standard because it is not ready, a reshoot is charged as a new booking.
4. Rescheduling and weather
You may reschedule once at no charge with at least 24 hours’ notice. Inside 24 hours, or where access fails on the day, the retainer is forfeited and a new retainer is required.
Exterior and drone work depends on weather. If conditions prevent safe or usable exterior or aerial photography, those elements are rescheduled at no charge; interiors proceed as planned. Drone flight is also subject to airspace restrictions and applicable regulations, and cannot be guaranteed at every property.
Twilight photography is scheduled around sunset and is weather-dependent in the same way.
5. Delivery
All completed deliverables — edited photographs and any video — are delivered by online download link within 1–2 weeks of the shoot.
Galleries remain available for 30 days. After that, files are archived; retrieval costs $300 and is possible for up to 18 months after delivery.
6. Commercial listing usage
Boehlke Media retains copyright. On payment in full, the client receives a non-exclusive, perpetual licence to use the images to market the specific property photographed, including the MLS, listing portals, the brokerage website and social media, print brochures, and the agent’s own marketing and portfolio.
This licence covers the listing agent and their brokerage. It does not extend to the property owner, developer, builder, stager, furniture supplier or any third party, who must license the images separately.
The licence is tied to marketing that property. It does not permit resale of the images, licensing them on to others, or use in unrelated advertising. Images may not be edited, filtered or have logos or text burned in, beyond ordinary cropping to fit a listing template.
Boehlke Media may use the images in its own portfolio and marketing. If a listing is confidential or the owner objects, tell us before the shoot and we will exclude it.
7. Payment
A 50% retainer is required to book the shoot. The balance is due on delivery. Images are licensed on payment in full — until then they may not be published.
You may instead pay in full at checkout. Where the full amount has been paid, no balance falls due and the licence takes effect on delivery.
8. Shoot duration and travel
Shoot duration varies by property. The time needed depends on the size, layout and condition of the home and on any add-ons selected. Boehlke Media will stay as long as the agreed photograph count requires.
Travel follows the standard Boehlke Media policy: $0.50 per mile beyond 30 miles of Park City, Utah.
9. Limitation of liability
Boehlke Media is not responsible for the condition, cleanliness or staging of the property, for items visible in shot that the client did not remove, or for delays caused by access failures.
Total liability is limited to the fees paid for the shoot. Boehlke Media is not liable for lost sales, delayed listings or other consequential loss.
